Notary fees: three components
Despite the name, "notary fees" are mostly a regional tax, not the notary’s own remuneration. Three items make up the total:
- registration duties: a regional tax, by far the biggest part of the bill;
- the notary’s fee: a degressive scale set by royal decree, identical for every notary;
- administrative costs (searches, registrations), subject to 21% VAT.

"Sole and own home"
This status, the property is your only real estate and you intend to live in it, unlocks the reduced rate and, in some regions, a reduced fee scale. Conditions (registration deadlines, price caps) vary by region.
Note that in Brussels this allowance disappears entirely above a purchase price of €600,000 — it is not an amount that phases out gradually, it is a threshold: a €650,000 property gets no allowance at all, not a partial one.
