Trap #1: comparing different terms
A refinancing offer showing a lower monthly payment can look attractive while extending your loan by several years, which increases the total cost despite a lower rate. This simulator therefore locks the remaining term on both sides: it's the only way to compare one real cost to another.
The early repayment penalty, often discovered too late
Repaying a mortgage early has a cost: the early repayment penalty, legally capped at 3 months' interest on the outstanding balance. This amount can run into hundreds or thousands of euros , it is shown here as its own line, never diluted into an overall total.
Internal or external: two different cost structures
Renegotiating with your current bank (internal) avoids the cost of a new notarial deed. Switching banks (external) requires a new mortgage credit deed, with its own registration duty (1%) and mortgage registration duty (0.30%) on the borrowed amount (increased by 10% for accessories), plus notary fees for releasing the old mortgage and the new deed.
